Our Policies


We require your signature on two forms- our policy form and the applicable confirmation form- in order to complete your reservation.  Please click on the button below to view or print each form. 




Rates posted do not include applicable taxes (8.4375% gross receipts tax-subject to semi-annual change and 5% area lodging tax.)  We are dedicated to providing a consistent, reasonable price to our guests throughout the 4 seasons.  We do not charge an extra cleaning fee on top of the stated rate; however, if the following policies are not followed and/or the property is treated neglectfully, a minimum $35 fee may be charged to your credit card.

Reservation Booking: 

In order to guarantee a reservation, a Visa, MasterCard, or Discover number and expiration date are required at the time of booking.  All credit cards will be charged a 50% deposit to hold your reservation, with the remaining balance due upon arrival.


If you cancel your reservation, a two week notice is required. If you cancel less than two weeks prior to your scheduled arrival date, you will be charged for a one night stay on your credit card.  If you cancel within 48 hours of your reservation, you may be charged for your entire stay.

Minimum Night Stays:  

We require a 3-night minimum stay for the following holidays/events: Aspen Cash & Golden Aspen Motorcycle Rallies, 4th of July weekend, Memorial Day, Labor Day, & Thanksgiving.  We require a 4-night minimum stay for the Christmas Holidays (Friday before Christmas- Jan. 2nd).  2-night minimum stays are required for the remainder of the year.

Reservations for the CHRISTMAS HOLIDAY SEASON (Friday before Christmas-January 2nd):  Rates go up by $20/night, a 50% nonrefundable deposit is due at the time of booking, and the balance MUST be paid by December 7th.  If you cancel after this date, you will be charged for your entire stay.  No check-ins are permitted on Christmas Day. No check-outs are permitted on Christmas Eve or Christmas Day.  (We give our housekeepers these days off to spend with their families.)


Pets are not allowed in any of the the cabins; please make other arrangements for your animal(s).


All cabins are NON-SMOKING!  Smokers are welcome to smoke outside if fire restrictions allow. 


Check-in time is 3:00 p.m.  If you plan to arrive after office hours, please let us know ASAP; your reservation must be paid in full prior to your arrival.  Check-out time is 12:00 noon
